Glen Park is a charming neighborhood in San Francisco located south of Diamond Heights. To the west is Miraloma Park and the eastern border is Anza Street. Covering a total area of 1.4 square miles, there are many excellent views available in this hilly neighborhood.
This lovely community has approximately less than 6,000 people who call it home. They are composed primarily of young to middle-aged residents, with 41% between the ages 25 and 64 and only 5% over the age of 65.
Housing
The neighborhood consists primarily of single-family homes and some duplexes with a spattering of apartments and condominiums. However, there is ample affordable housing available within close proximity to Precita Avenue (the main commercial area) where rentals can also be found.
Glen Park has maintained relative affordability; the median cost for single-family homes for sale here stands at around $1,700,000. This compares very favorably for buyers when compared to nearby neighborhoods such as Noe Valley, which has a median house cost of over $2,400,000. This community also has more space available for new housing which keeps the prices more affordable.
Architectural styles
There is a mixture of new construction homes – remodeled older homes and historic Victorian-style buildings all clustered together around parks and tree-lined streets. Common architectural styles include Tudor, craftsman, Spanish revivals, and bungalows built between 1900 and 1924. Most homes have views of the park and surrounding hills, with large front porches creating pleasant outdoor living areas protected from strong winds by the surrounding trees.
A charming aspect is that the roads are named after trees that grow around the park: Oak Street, Spruce Street, Laurel Place (formerly Myrtle Street), Poplar Avenue, and Cedar Terrace / Road.
